Step 1- Pricing Your
Home to Sell
You want your home to be carefully positioned in
the market so that it sells for the highest possible price in the
shortest possible amount of time.
 | Defining
the optimum price of what you would like to sell your home for today
is a balance between how fast you need your property to sell and
being competitive in the local real estate market.
I will provide you with a comprehensive
personal market analysis to establish the most effective
listing price for your home by using comparable homes sold in the
area, active listings and expired property listings.
Please notice, I do not refer to it as the asking price as the term
"asking" price infers you are willing to settle for a
lower price. That may or may not be true, but there is no need to
portray what you have determined to be a fair price as an
"asking price". |
 | Once you have
established market value, you can calculate your bottom line or net
figure. This is the check you will receive after all the expenses
related to selling your home are paid. Closing costs vary depending on
how the contract was structured and where the closing takes place. I
will provide you with an estimate of your net proceeds at whatever
price you decide to set as your listing price. |
 | I
may suggest some profitable, inexpensive improvements
to enhance your home's marketability & condition. Prepping
your home to be on the market is an important factor to how much
appeal your home will have to prospective buyers. |
 | I
will suggest that we schedule a time to preview properties in direct
competition with yours. Prospective buyers who look at your home will probably have looked
at other homes for sale in the area. You should do the same. Buyers will
be comparing your home to the ones they've already seen, and looking at
them yourself may give you an edge on the competition. |
Step 2- Marketing Your Home -
Getting the Buyer to Your House
It is now time to
bring on the buyers. While I will be doing most of the marketing, it is
a good idea to know all the avenues to be used. Today's technology
offers many new ways of marketing to give your home exposure to more
potential buyers than ever.

Multiple
Listing Service (MLS®) is the most comprehensive computerized
database of homes for sale with over millions of listings
nationwide.

will produce a detailed comprehensive listing of your
property, including
digital photos and showing instructions
into the MLS (multiple listing system), available to approximately 15,000
Brokers, Realtors®
and sales
associates in the Fannin County, Texoma, and DFW metro-plex area.

listings and to cooperate with other Realtors®
which results in approximately 89% of all residential
sales.

your home with that will direct the buyers to pictures and a
detailed description of your home - showcasing
all the homes attributes and special features to attract the largest
number of buyers. Having a slideshow means that your
home will be viewed in its best possible condition every single
time, without you having to clean it up every time someone wants to
"take a quick peek". Your home can be viewed by real
estate agents and buyers 24 hours a day without having to interrupt
your life. What a great way to have maximum exposure with minimum
inconvenience! The
virtual tour will include a map and the link can be emailed along
with a downloadable and printable flyer. |
